As one of the pioneering graduates of BS Real Estate Management in the Philippines, Lem also holds a Diploma in Urban and Regional Planning from the University of the Philippines Diliman, specializing in real estate planning. His academic background provides him with deep insight into urban development, estate planning, and long-term property management strategies.

A licensed real estate broker and appraiser with years of professional practice, Lem has built a distinguished career spanning project selling, commercial investment advisory, and estate development support. Currently serving as Sales Director at Ayala Land Estates, Inc., he focuses on guiding high-value investors, business owners, and corporations in securing prime commercial properties across the country’s most progressive master-planned estates.

His work centers on delivering strategic investment guidance, estate intelligence, and tailored solutions that match the unique objectives of institutional buyers, corporate locators, and discerning investors. With hands-on experience across key growth regions—from Metro Manila to South Luzon, North Luzon, Visayas, and Mindanao—Lem brings both market insight and on-the-ground expertise to every transaction.

An active leader in the real estate community, Lem has also served as Chapter President of the Real Estate Brokers Association of the Philippines (REBAP) – Makati Chapter, and is currently a National Trustee for the years 2025 and 2026.
